Home features two master suites. Both beautiful Master Suites have King size Beds, large bath with Jacuzzi tub& separate showers and TVs. On the main floor,The "Bear's Den" sleeps 6 with two bunk beds(double bed on bottom/single on top) The "Moose Lodge" sleeps 4 with a custom Aspen log bunk bed with King bed on bottom/double extralong bed on top.These two rooms share main floor bath. Both bedrooms also have cable TV. Kitchen has granite counters,stainless steel appliances and custom dining table that seats 12. Rec room in basement has a pine pool table big screen TV, DVD, Nintendo and Foosball table. Separate den has TV and DVD. Cable TV through out (all bedrooms have TVs) as well as DSL internet access. Portable Gerry Crib and high chair, Outside private hot tub, gas grill on deck, stocked game closet and Laundry room are all just part of this wonderful vacation home! This house is great for large families or friends vacation.
Also available is separate lockoff apartment with two additional bedrooms ( 1 queen and 1 queen single bunk bed) full bath, and small kitchen. With additional apartment, home can sleep up to 16 max. - Arrival is no earlier than 3:00 p.m.
Departure is No Later than 11:00 a.m.
Renter agrees that any damages to the unit incurred during the rental agreement dates of stay may be charged to the credit card used for the reservation. Damages notification, when applicable, will be sent to renter within 48 hours of departure via email address provided on the reservation.
DEFINITION OF DAMAGES:
Runs or stains on carpet or furniture. Broken furniture, appliances or accessories.
Broken windows or doors.
Missing or broken property
Holes in walls or doors
All damages which are considered to be above the normal wear and tear of rental period,
An excess of 14 renters at any time (children included). Any use of pool-table/skee ball balls for ANY reason other than to play pool or skee-ball games,
HOT TUB CARE AND USE GUIDELINES:
Do not touch any controls on the inside of control panel.
Hot tub cover must be replaced after each use to maintain optimum temperature.
Return jets to -low or circulating speed- after each use to protect motor.
Keep bromine floater in tub at all times.
If the water level gets lower than the skimmer, more water must be added to keep motor from overheating.
Renters understand that pets are NOT ALLOWED on this property and smoking is NOT ALLOWED in the house under ANY circumumstance! In the event that evidence of a pet or of smoking is found, charges up to $2,000 will be applied as damages and/or immediate eviction from property will occur. This will be at the discretion of the owners and caretakers.
Renter agrees to return all keys and garage door openers at time of departure.
Renter is responsible for any long distance phone calls.
Renter will be charged for excessive trash that needs to removed, dishes that are not clean and put away and any additional time that we may spend moving furniture back to its original location.
Renter will keep the garage door closed at all times when not in use.
Renter is aware that this home has radiant floor heat and will take approximately one hour to increase 2 degrees. Do not raise thermostat above 74 degrees…..you will roast! it is a very warm house!
Renter agrees to promptly report any damages caused by anyone in their party to the caretaker.
The owners of 16 Tall Pines Dr. are not responsible for any lost or stolen items belonging to renter or anyone else in rental party.
Renter knows that if the number of persons sleeping in this home exceeds 14 people at any time (children included), it will be at the owners/caretakers discretion to collect an additional charge or possible eviction.
By reserving this property, RENTER ACKNOWLEDGES AND AGREES with ALL OF THE ABOVE guidelines.

Cancellation Policy:
- Cancellations are accepted 60 days or more prior to arrival. A 15% cancellation penalty will apply. Cancellations are not accepted and no refunds will be provided for cancellation requests within 60 days of the check-in date.
