By using this site, you agree to indemnify, defend and hold harmless BreckenridgeRental.com and its affiliate sites from any liability, loss, claim and expense (including attorneys' reasonable fees) related to use of the products or services provided by PMBO or the use of information within the BreckenridgeRental.com site or any affiliates.

Rental Terms and Conditions:

Individuals accessing BreckenridgeRental.com or affiliate sites to reserve property for rentals agree to the following:

All monies for a property reservation will be immediately due and a credit card will be required to complete your reservation. Credit card charges for your rental reservations will show under business name Property Management & Rentals on your credit card statements.

Cancellations are accepted 60 days or more prior to arrival. A 10% cancellation penalty does apply. Cancellation instructions will be included in the rental reservation confirmation letter. Cancellations will not be accpeted and no refunds will be provided for cancellation requests made within 60 days of the check-in date.

BreckenridgeRental.com is not responsible for the refund of rental fees for any reason other than cancellation 60 days or more prior to arrival. Any other refund requests must be directed towards the property owner and are subject to the terms of that property manager.

BreckenridgeRental.com will not be held responsible in any disputes related to cancellation of rental reservations within 60 days prior to arrival.

BreckenridgeRental.com does not provides travel insurance, but does offer this as an option through CSA. Travel insurance purchased through CSA is subject to the terms and conditions set forth per CSA. All travel insurance claims must be made directly through CSA.

BreckenridgeRental.com will not be responsible for any loss due to renter's inability to utilize the rental for any reason nor renter's inability to collect on travel insurance.

BreckenridgeRental.com is not responsible for the information provided by the individual property owners utilizing the services of BreckenridgeRental.com and therefore BreckenridgeRental.com provides no warranties, actual nor implied, with regard to the information, services, and materials contained in this site or affiliate sites. As such, the renter is responsible for conducting their own research to quality properties and making their own decisions regarding the use of properties listed on BreckenridgeRental.com. Any and all communication and potential liability associated with the rental of that property must be directed to the property owner.

BreckenridgeRental.com does not charge or collect a security deposit for damages. However, Renters agree that they are responsible for any damages made to the unit or furnishings during their stay. Renters also agree that BreckenridgeRental.com can charge the credit card used during the reservation process to charge any damages incurred during the rental time. If the credit card used during the reservation is no longer valid or if it has expired, renter will remit funds directly to the property owner for damages incurred or renter will provide a valid credit card for damages. Damages will be reported promptly by the unit owner, property manager, or cleaning company.

All information provided by the property owners utilizing BreckenridgeRental.com services is the direct responsibility of that property owner. As such, BreckenridgeRental.com shall not be held liable under any circumstances for any damages related to use of the services provided by BreckenridgeRental.com or the use of information on the BreckenridgeRental.com site or affiliate sites.

Property Owners using the services of BreckenridgeRental.com agree to the following terms and conditions:

Property Owners will pay a membership fee to utilize the property management services provided by BreckenridgeRental.com and affiliate sites. In addition, a booking fee (also known as reservation commission fee) will be applied to all reservations made per BreckenridgeRental.com or affiliate sites. Credit card charges for membership fees and associated products and services will show under business name Property Management & Rentals on your credit card statements.

All information submitted via the property listings is the direct responsibility of the owner. Owners must attest to the accuracy of information on their site and that any pictures utilized on their individual property listings are indeed photos of the property being listed.

Property owners agree to utilize acceptable content on their property listing. Unacceptable content, including but not limited to false affirmations, pornography, inappropriate language or inappropriate pictures may result in the cancellation of that property owner's membership. If cancelled for inappropriate content, no refunds will be made to the property owner for membership fees or commissions.

Property owners are responsible for all aspects of the rental, including communication with the renter, inventory management, rate management, property listing information, setting the terms and conditions of the rental (check in, check out, rate, etc).

BreckenridgeRental.com will not be held responsible for any damages incurred due to omissions, inaccuracies, or falsehoods. BreckenridgeRental.com will not be held responsible for any damaged incurred to any properties by any renters. Property owners can cancel their membership at any time. However, any reservations previously made prior to the cancellation must be honored. In addition, no monies will be refunded based on property cancellation. Reservations can be made up to one year in advance.

BreckenridgeRental.com will not be held responsible in any disputes related to cancellation of rental reservations within 60 days of arrival. Furthermore, BreckenridgeRental.com will not provide a refund or rebate of any monies previously collected in the form of commissions or membership fees as related to that reservation. In the event that there is a credit card dispute, BreckenridgeRental.com will respond to that dispute. However, if the dispute is lost and monies must be refunded to the renter, the refunded amount will be the responsibility of the property owner. These funds can be automatically deducted from future payouts to the property owner, or if the property owner has already been paid for a refunded reservation, the property owner agrees that the refund amount can be charged to the credit card on account with BreckenridgeRental.com.

Owners acknowledge and agree that they must maintain rates for their property. BreckenridgeRental.com will not be held responsible for errors or omissions in rate management by property owners. Renters will be provided the option to reserve a property based on the rates as set up by the property manager within the BreckenridgeRental.com site for all active properties.

Owners agree to utilize BreckenridgeRental.com as their inventory management system and that they will keep all inventories accurate to allow for online reservations. Double bookings (reservation for a time slot not available) due to inaccurate inventory or errors in updating the inventory per the property owner will need to be refunded at 100% of the cost to the renter. The property owner will be responsible for providing this refund direct to the renter, unless the property is cancelled per the PMBO cancellation policy 60 or more days prior to arrival.

Owners agree to accept any and all reservations made via BreckenridgeRental.com or its affiliate sites.

Owners agree to a 3% credit card fee to be charged on all rental amounts. This credit card fee will be deducted from the monies sent to the owner for rental reservations. The credit card fee is on the entire reservation amount.

Owners acknowledge that BreckenridgeRental.com may charge an administrative fee to renters. If charged, this administrative fee will be added to the taxes and fees displayed on within the reservation process. This renter administration fee will be deducted from monies sent to the owner for rental reservations.

BreckenridgeRental.com does not guarantee that this website nor affiliate websites will be available 100% of the time. In the event of extended outages, the property owner must show proof of unavailability. BreckenridgeRental.com will be held accountable only for the prorated cost paid by the client for services that were not provided and will not be held responsible for any other costs. BreckenridgeRental.com reserves the right to cancel membership services for any reason. If membership services are cancelled due to violation of terms and agreements, no monies will be refunded to the property owner. If membership is cancelled for a reason other than violation of terms and agreements, membership fees will be rebated on a pro-rated basis. Commission fees will not be rebated or returned in either scenario.

In the event that a property is sold, the original property manager agrees to immediately cancel membership to avoid further rental reservations. Any reservations made prior to the property sale must be honored by the original property owner. Reservations can be made up to one year in advance.

In the event that the property is damaged by guests during the rental, BreckenridgeRental.com will attempt to collect damages from the renter as per the rental terms and conditions. A detailed list of damages with itemized costs must be provided by the property owner to the renter and BreckenridgeRental.com in a prompt timeframe. A 3% credit card fee should be added to the itemized list. Monies collected for damages will be passed on to the unit owner. If BreckenridgeRental.com is unable to collect such damages, no monies will be passed on to the home owner and it will be the homeowner's responsibility to take any futher actions needed, including any civil or criminal charges.

Property owners acknowledge that BreckenridgeRental.com has a number of affiliate websites that are utilized to generate target marketing towards prospective customers. Property owners using BreckenridgeRental.com agree to allow BreckenridgeRental.com to market and provide direct reservations for their property per these affiliate sites. Any reservations made via these affiliate sites must be accepted by the property manager.

Property owners acknowledge that BreckenridgeRental.com is an affiliate site to PMBO.com. Property Owners who have signed up for PMBO.com and qualify for marketing at the discretion of PMBO.com may be included in BreckenridgeRental listings. No guarantees are provided to the property owner as to which affiliate sites their property will be included in. Any reservations made via these affiliate sites must be accepted by the property manager.

All terms and conditions listed here also apply to affiliate sites. Affiliate sites include but are not limited to: www.PMBO.com, www.VTBO.com, and www.TradeCondos.com.

Booking fees (also known as rental reservation commissions) owed to BreckenridgeRental.com will be deducted directly from the reservation total. Remaining reservation monies and applicable taxes, as defined by the property owner, less associated credit card transaction fees and any applicable renter admin fees, will be forwarded to the property manager in the form of a check via US Postal Service. Payouts are completed monthly for rentals completed (based on check-out date) the previous month.

Payment of all applicable state, local, city, or other taxes is the direct responsibility of the property owner. BreckenridgeRental.com collects these taxes as per the taxes field within the fields setup by the owner and passes these funds on as a courtesy to the property owner. BreckenridgeRental.com is not a property management company and should not be listed as a property management company for your property with and local, state, or federal agencies.

BreckenridgeRental.com may require property owners to show proof of property ownership by faxing in either the property title or a current mortgage statement. Document showing proof of ownership must have physical address of the property listed and the owner's name. Document may be faxed to (720) 931-3611.

BreckenridgeRental.com reserves the right to refuse services to any property owner for any reason.
